We will service and carry out an annual safety check on your boiler and visually inspect any gas appliance.

Why it matters

Gas appliances need to be checked regularly to make sure that they are safe, and no gas or carbon monoxide is leaking. As your landlord, we are legally responsible for ensuring all of our tenanted properties have an annual gas safety inspection.

What we do

Our gas contractor (Renuvo) will contact you to make an appointment for your annual gas inspection 2 months before it is due.

If this appointment does not suit you, there will be contact details on the letter to arrange a more convenient appointment.

At the gas safety check, the Gas Safe engineer will:

  • do a thorough test of gas appliances, making sure they’re in good order and secure
  • make sure any chimneys and flues are working as they should be
  • inspect and test pipework to make sure it’s safe
  • carry out a ‘gas tightness test’ at the gas meter to confirm there are no faults or that no gas is escaping from the pipework
  • carry out checks on your smoke, heat and carbon monoxide alarms to ensure they are working properly

If you have a gas cooker, the engineer will visually inspect it to ensure it is installed and operating correctly.

What you need to do to keep your home safe

You will need to give us access to your home to allow us to undertake this check.

If you do not give us access, we may go to court to get an order, which allows us access to undertake the check.

We also ask:

  • someone over the age of 18 is at home during the visit
  • there is clear access to:
    • the gas meter
    • the gas meter control tap
    • all gas/oil/solid fuel appliances such as the boiler
    • fire and/or cooker
    • all smoke, heat and/or carbon monoxide alarms

If you have a pay-as-you-go meter, please ensure that there is credit available for the checks to be carried out. If not, we will cap the meter and arrange for our contractor to return when you have credit.

If you think you can smell gas or fumes

You should:

  1. call the National Gas Emergency Service on 0800 111 999
  2. turn your gas off at the meter
  3. open your doors and windows
  4. evacuate the property – wait nearby, but not inside the property

Do not:

  • switch anything electric on or off as this could create sparks
  • smoke or light a match
